Omid Jolan, a Western Sydney real estate agent based in Glenmore Park with 15+ years on the ground, sits down each episode with local experts to answer the questions first-home buyers in Glenmore Park and Western Sydney are actually asking: deposits, stamp duty, schemes and what it takes to buy your first property in this market. No jargon, no sales pitch, just straight answers from someone who works here.

Buying your first home in Glenmore Park or the wider Western Sydney corridor often comes down to two questions: how small a deposit can you realistically get away with, and how much of your budget stamp duty will eat into. In this episode, Omid and mortgage broker Azad Jolan walk through the Australian Government’s low-deposit scheme and the NSW stamp duty exemptions currently available to first-home buyers, with every figure verified against official government sources.

The government guarantees the rest of the loan. That’s the part people don’t realise. No Lenders Mortgage Insurance, no income cap. It’s the same 5% deposit whether you’re buying at $500K or $800K.

First-home deposit schemes

Azad breaks down the Australian Government 5% Deposit Scheme (formerly the Home Guarantee Scheme), which lets eligible first-home buyers purchase with just a 5% deposit (or 2% for single parents), with no Lenders Mortgage Insurance and no income caps.

Stamp duty exemptions in NSW

Under the First Home Buyers Assistance Scheme, eligible buyers pay no transfer duty on an existing or new home priced at $800,000 or less, with a reduced rate applying up to $1 million. For vacant land, the full exemption applies up to $350,000, with a reduced rate up to $450,000. Buyers must move in within 12 months of settlement and live there for at least 12 months.
